France Wine Properties

Winery Real Estate
by FRANCE WINE

France Wine supports clients, whether buyers or sellers, in their sale or acquisition projects. We provide personalized service to investors and search for properties that match their project (economic, heritage, or leisure purpose). Our knowledge of vineyards, particularly in Bordeaux and the South-West, gives our buying clients direct access to the best opportunities in the sector. We also work with a network of regional specialists for property searches in other parts of France, including Provence.

Investing in Wine Real Estate with FRANCE WINE

Acquiring a wine property varies greatly depending on the investor’s profile. France Wine supports investors, both French and international, whether private individuals or professionals, at every stage of the project, starting with defining the search criteria.

Together, we identify key project criteria, whether they are economic (desired profitability, budget), geographic (terroir, appellation, proximity to an airport), or amenities (charming residence, prestigious property, château, pool, golf course, horse stable).

We then conduct a targeted search for matching properties, either among those whose owners have entrusted us with the sale or more often through targeted outreach within our local network. Thanks to the confidentiality guarantee we provide to sellers (no property photos are posted online), we are currently approached by owners wishing to sell their properties (from leisure estates to Grand Cru Classé estates in Saint-Emilion, Pomerol, and some Grand Cru Classé 1855). We offer our professional expertise discreetly and provide an efficient property valuation service before establishing a sales mandate.

L’accompagnement post-acquisition viticole

Post-Acquisition Support by FRANCE WINE

France Wine’s uniqueness lies in offering all buyers post-acquisition advice, particularly property management. Indeed, taking over a vineyard means taking over a business, often with employees, specific legal and administrative constraints related to the wine sector, and significant working capital needs.

Wine distribution and managing working capital are often key to a successful acquisition, and the new owner must integrate the specifics of viticulture into their business plan from the start. Factors such as one harvest per year, limited yields, and time to market delays of 2 to 3 years after harvest are all elements to consider when purchasing the right property.
